Abstract

"The major goal of this research is to determine whether or not actual transactions prices for farmland account for differences in inherent soil productivity, extent of erosion, erosion potential and conservation practices. Empirical results will be presented and interpreted in a manner which should be valuable for understanding private conservation decisions and formulating efficient public conservation policy. The specific objectives are as follows: (1) Review the theoretical literature regarding the economics of soil erosion and illustrate how soil conservation impacts theoretical models of agricultural land prices. (2) Identify the characteristics of agricultural cropland parcels which are considered in the investment decisions of farmland buyers and sellers. (3) Specify a statistical model to explain variation in farmland prices based on differences in parcel characteristics including key soil erosion and conservation factors. (4) Test the model with individual parcel data and analyze the policy implications of the parameters related to soil productivity, slope, erosion and conservation improvements."--Objectives of the Study.
